What is LL88? Local Law 88 (LL88) requires all buildings in New York City to upgrade their lighting systems & install sub-meters in tenant spaces by the end of the year. This law aims to improve energy efficiency & reduce carbon emissions.

 

Who Needs to Comply?

Covered Buildings:

  • Buildings exceeding 25,000 gross sq.ft.

  • Two or more buildings on the same tax lot that together exceed 100,000 gross sq.ft.

  • Two or more buildings held in condominium form of ownership that together exceed 100,000 gross sq.ft.

Covered Tenant Spaces:

  • Tenant spaces larger than 5,000 gross sq.ft. on one or more floors of a covered building.

  • Floors of a covered building larger than 5,000 gross sq.ft. consisting of tenant spaces let or sublet to two or more different persons.
